He looked good until I found his arrest online. 

He also informed me that the tenant involved had been arrested for drug possession and is now jobless.

They could offer you a deal to move out (no fee for breaking lease etc) or they could non renew the original person once the lease is up.I know some states (like MO) have routes to evict for drugs that don't require arrests... but I'd assume some level of proof is needed (more than  complaint).

Google them.I once found an arrest of an applicant by just doing a Google search.  

Give them notice of non-renewal and have them arrested for trespassing after 30 days.

I tell him this . "  You are renting the house and the land , you are in charge of who you want to visit or be on the property ( except for me doing maintenance or inspections )  I wont put up signs , but you can , and if someone trespasses you have the right to have them arrested .

I had the arrest affidavit faxed to me and it stated that 5 flags and a cooler were recovered at an estimated value of $1000 and the water cooler was estimated at $80.

That's something you just have no clue about, if they've never been arrested or been evicted because of crazy stuff, etc.  

The police are not arresting or ticketing anyone that I know of for social distancing or having a gathering, but they have asked people to stop.

Asking someone if they have been arrested or charged is not OK.
