credit check vs public record
Question: I am sure many of you have run into this in the past, where a credit check will show nothing regarding public records (judgements, evictions) but I find them on the public record. Sometimes it is that the applicant has a very common name. Other times, if I'm not sure, I haven't rented to them. I have just checked an applicants name ( a common name) with a plus 700 score. The public records show several evictions. Anybody know how to do further checking?

Sometimes I'd get a report with a list of "possible" matches on evictions. What you can do, is look at the list of their previous addresses on their credit report. You can also get an address off of a personal check, so I'd require them to give me personal printed checks for the credit check. Also, look at the address on their driver's license.
And check where the evictions happened. If they were in cities and towns your applicant never lived in, according to the above checks, then it most likely wasn't your applicant who got evicted.
Another trick people are using now, is seeing if they can find them on facebook. Google them.
I once found an arrest of an applicant by just doing a Google search.
