Further I will put 65K in costs of goods sold to arrive at gross income of 30K.now when it comes to account for my inventory at the year end I will do the following :Purchases less cost of items withdrawn for personal use = 35K+30K+40K+30K = 135K = all the investments in 2014 – both properties combined + all labor/material/services/purchased etcInventory at end of year 2014 = 30K + 40K = 70K = SFR Y that I did not sell in 2014Cost of goods sold.. = 65K = this should tie my previous COGS I already reported as my sale.Do I need to break down the costs further on my tax return?

This is less than the cost of a new roof.You could raise the rent if they agree or at end of lease to go towards the repair costs.

At end of day, as a landlord, the thing that matters first and foremost is; a tenant's ability to pay rent.

We have a couple of guys who show up as labor now (home state) and will work for $150 and or $250 per day cash money at end of job. 

Looking to target Feb (my school has Feb break a week earlier than most US schools so looking at end of Feb).

But I have a tendency to be optimistic with estimates cause I know how much and how long it would take if I were to personally do the work.It's a long shot, but I'm wondering if anyone wants to take a field trip with me tomorrow afternoon (Friday 2/26/16) to see the property?
