What we don't know is whether that is just a more severe version of the normal September slow-down or if it's a precursor to a bigger slow-down to come.I personally like the buy and hold thing so I think it's fine to buy now.

I've loved real estate since we first started looking at buying our first place but for the past year or so I've been wanting to take a more serious and professional approach to it.

@David Moore not yet, but I suspect it could be generational as that is a more common trait of younger tenants. 

. --  I have reached out to the PM and he has reduced the price to a more competitive rate but it still hasn't found suitable tenants. 

I and the seller agree - if it was agreed to - then it is fairly simple on a moral/ethical ground - that the buyer deserves the warranty.

Thanks for the feedback, I was looking into an older duplex property that needs some renovations in order to be capable of attracting a more upscale client base.  

Surely there is someone out there doing this in a more economical mode...?
