Additionally, I have qualms on the assertion that parking/traffic is an inherently negative attribute of STRs, again, because it applied without recognizing how an owner occupant utilizes the property during their routine (maybe they have 6 cars...maybe they have deliveries scheudled every day...maybe they choose to throw house parties for their family and friends once a week).2) Density (as proposed): Wow...this one screams slippery slope and significant impacts to investors.

Since I am a newbie, do you recommend I:- put this money into the Dealmachine app and have some other people driving for dollars (wife, pizza delivery guys, etc) to cover areas I'm not hitting - turn this into a small-time direct mail campaign- get bandit signs and put them up in the dead of night (not thrilled about this one but I'll do it if it will get me my first deal.

I just setup my STVR in August and it's going well with a combo of the tech mentioned in this thread - just 2 things to consider from my experience:1) I got a 55' 4K smart TV from Walmart w/delivery for $350 this summer, it came with something called "LG Channels" which is about 150 free channels just like cable.
