We will have put $90,000 into the deal including the inspections, down payment (30%), points, closing costs, repairs, advertising, furniture, mattresses, dishes, etc.  

The operational/managerial attributes are very similar to a 12 month furnished rental, with the exception that the MTR will include towels, dishes, sheets, etc. while the LTR furnished would typically only include furniture.

So I'm closing on my first property next month, which I will be renting by the room on a medium-term lease, and I would just like to know: Do you ever receive complaints about tenants leaving the shared spaces less desirable than it was before (such as a tenant habitually not cleaning their dishes), and how would you handle that?

I have not yet gone down to see it but from satellite imagery it looks good. 

Honeymoon period is nice, but I know how quickly it can end and you start fighting over the dishes.

I can see a tenant putting the dishes away onto the shelve before it's completely dry.

So I am looking at new construction which are mostly in the SA satellite cities like NB, Seguin etc. 

The difference between a good deal and simply a cheap building can be a couple of blocks.Uptown & Douglas Avenue are places to look, but the prices have risen in those areas over the past couple of years (money from away) ... however, if you are willing to buy a little rough and dish-out lots of TLC, there are deals to be had.
