Interpersonal Complaints and Delegating Trash

Hi everyone!

So I'm closing on my first property next month, which I will be renting by the room on a medium-term lease, and I would just like to know: Do you ever receive complaints about tenants leaving the shared spaces less desirable than it was before (such as a tenant habitually not cleaning their dishes), and how would you handle that?

Also, how would you delegate which tenant is responsible for bringing the trash, recycling, and/or green waste out before Trash Day, and bringing them back in the day of Trash Day? Would I just need to find a system to keep the tenants on an automated scheduler and send reminders the day before and/or day of? What if a tenant forgets (causing the property to sit with near full bins for another week)? Do I need to set up any positive incentives or negative consequences if this responsibility goes forgotten?

Also, what are some other interpersonal complaints (common or less common) that you've experienced between tenants and how did you handle them?

Thank you in advance for reading and any tips are greatly appreciated! I'm worried I may be overthinking some of this and that it won't be that much of an issue, but I'm curious about your thoughts.

    I do something similar to house hacking but my 2 tenants live for free . Their jobs are to clean after themselves , do some laundry , take out trash and cut the grass . And I am constantly on them . They are constantly finding reasons not to do it . They are my kids . ( eventually it gets done )   

    Having roommates is like having kids , they will be sloppy , lazy , they will argue and fight . They will leave crap lying around and then complain someone stole it . Good luck , you will be a landlord and umpire
