Prioritize your spending to focus on things that matter. 

Ideally there about 5-6 markets I'd like to be in but right now since my team is thriving I'd like to give them more doors so that they prioritize me more and so that they make good money at the same time.

For maintenance team management, FieldAware allows technicians schedules to be prioritized and easily tracked with job "Start", "Pause", and "Completed" status reporting, and mobile GPS tracking.Currently, I use MRI X which seems to be specialized for apartment and community manage and allows for a lot of back-end modifications.

Asana is a free web-based collaborative project management/task management program.

I'm basically finding that no promises or guarantees, don't talk about that it's safe, don't give specific returns until you're working out terms on an actual property you'll collaborate on to purchase.

You can then prioritize which files you'll want more info from. 

If it isn't up to their standards I would work on collaborating with them to see if you can come up with a solution together. 

This keeps me on track and prioritizes projects.  

And I'm glad you prioritized going to the meetup instead of hanging with your friend.
