Finding Probates Leads (Los Angeles County Courthouse)

Hello BP community, my partner and I are having a really hard time figuring out how to get leads directly at the courthouse in Los Angeles. We have been down there on many occasions but it seems nobody wants to help us out down there. Is there anybody in this community that can share what needed to get case numbers. We are willing to do the work ourselves, we have already have paid a few services for leads but they are outdated. If someone can share with us on what needs to be done in order to find the leads ourselves, it would really be beneficial.

Yes I agree that Personal Representatives (PRs) get close to 2 dozen letters a month. Most of the PRs will keep the letters until it's time to sell the house to an investor if they're going that route. So there will be lots of competition.

You can choose the negative response which is "that's too much competition I think I'll quit now or at least discourage anyone else from starting"

Or, you can choose the positive response which is "each PR gets 24 letters and one of them is mine. They will pick one to sell to. So that means there's a chance."

You can improve your odds by making your letter unique so that it gets opened. And I've found that 54% of my probate leads also have a phone number for the PR and they might answer the phone when you call. Making a personal connection will improve your odds.
