I like the idea of tying seller agreement to pay buyer broker fees with an appraisal guarantee, especially if broker fee is added to list price with list price already being top of market.

We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

So was the tenant late once and the PM added in the late fee, so even though they are paying on time each month, they never paid the late fee so the PM keeps adding it in and making it worse?
