I have been beta testing the JP Morgan "Story" platform over the last year, and it has been extremely useful for helping to scale my firm's multifamily investment portfolio.

I am wondering if this is a reflection of a shift in our rental market or if others out there are finding the data is skewed high on that platform.  

From their point of view, you are ruining someone's vacation, and can't be trusted to supply a good product (your property). 

For example, All data for NY in Suffolk County and Nassau County on both platforms lags behind by about 7 months to a year.

I don't want to offend anyone or give them some sort of impossible criteria from their point of view. 

BP hosts have promoted it, but I can't say why.Other platforms out there too.

It’s already listed with a local agent, but I’m looking for additional platforms that specifically cater to selling Airbnb or short-term rental properties to investors in the USA and Canada. 

For example, if it's being rented out as two one-bedroom units but is only zoned as a single-family home, lenders might view it as non-compliant.

Also if you're in Zillow, another strategy you can try is to click the rent feature and click on properties for rent in the areas you're interested in and look at number of views + applications.

I'd also have money held back at closing (a significant sum of money) that they do not get unless they are out within the 30 days (or whatever you agree to-do whatever you need to have them treated as a short term tenant) and leave the place clean and in good condition (ie same or better than when you viewed it).
