monitor the gas, water, electric and door locks, maybe even cameras too, (cameras is what i do for a living).My utilities are not separate, so I'd like to monitor them individually, so i might as well make the meters smart.

A couple of issues that I had not originally factored (shame on me) were: Sprinkler system requirements, upgrading water and sewer connections for much higher capacity, upgrading electric and gas (plus meters) for higher capacity.

I have a four unit that has no insulation to speak of that averages about $200 per month for gas only.It's a rental, paint the paneling until you upgrade the units to higher end tenants and you will need to do the unit.
