Host open houses for other agents and door knock the neighbors the day before and the day of to invite them to see the house for sale.

This up coming Tuesday there is the Phoenix meetup which has been one of my favorite meet ups and then on Wednesday I am hosting a small meet up in Mesa.

There hosted at the Roma's in Haverhill on the 4th Tuesday of every month.

You could do it if the host has an excellent track record and lots of reviews and looks like they know what they're doing.

The host Brian Trippe has been an investor in the area for quite a while and hosts a lot of guest with boots on the ground. 

PM will give you a great baseline of practical skills for real estate investing i.e. handling leases, landlord tenant law, utility structures, maintenance, improvements, maximizing property value, keeping books, marketing, conflict management, working with contractors and vendors and a whole host of other skills and knowledge.
