I would network with as many people as you can in your area that you essentially could pay to oversee the rehab, or manage the project for you, and just make sure to take care of them financially and underwrite that cost into your calculations.

While it's true the margins aren't quite as fat as they have been in the past, that doesn't mean they aren't still good, and I have yet to learn of another market that will beat it.  

Do this along with a big fat GL insurance policy and umbrella on top of everything.
