Hello Lucas,Have you tried to find someone in Bigger Pockets groups. 

Can you just get a bigger window unit.

We certainly have lots of land in Texas but there is no forum category for it on Bigger Pockets. 

Smaller facilities have smaller operating budgets so any one bigger repair or required maintenance item can blow your annual budget.

If you want to add more, get an umbrella to cover everything.

If a smaller city like Allentown is overpriced....I'd imagine Philly (a much bigger city) would also be overpriced, at least in the desirable areas.

I just signed up on bigger pockets, but I would definitely be interested.

I'm guessing that it will be something like 10% to 20% but definitely not 40%.The one caveat on this is that for bigger buildings, the assessment is based on income approach, not market approach so they may not be getting assessed as high as the market approach.
