in my mind doing anything other than working on capital and just some browsing of deals is a waste of your time.. capital should be mission number one.. nothing happens without it.

I've been browsing the forums and listening to the BP Podcast for a few months now, and figured now is as good a time as any to jump into the forums.A little about myself.... 

I've done a little browsing for online real estate education in Ohio and iv had trouble finding online courses that are less than a couple thousand dollars.

I was browsing Auction.com and saw a listing for a great house in an area that I know fairly well, however I know nothing about Auctions (except for the basics listed on their website).

But since you likely wont have that info if your just browsing properties with limited numbers, tax records are a starting point, though they aren't always spot on.

If you're going to be using a hard money lender (OPM) they want to see that you're a competent investor and nothing shows that more than presenting them with an organized deal(ARV, comps, construction cost etc.).Keep browsing the forum and learning daily!
