My questions are when it comes to strangers renting out a room in your house you live in, what are things I should be looking for in order to protect the space, my family, and keep everything kosher and legal, and make it comfortable for my tenant too!

But I realized that if I were an owner of a mobile home park and some stranger called me asking if I wanted to sell my park, my first reaction would be to work with a broker. 

People are leaving the city for the suburbs, which makes perfect sense after so many have been forced to entertain their young children in 800 square foot apartments, cook on apartment sized stoves and share elevators with strangers during a pandemic. 

I'm no stranger to operations but my experience comes from IT and mostly technical stuff :) 

As a new agent with no experience, these are the folks who know and trust you already and will be more willing to work with you than a stranger. 3.

If you understood the asset class, you would know why rent from POHs isn't part of park revenue and not asking a stranger on the internet to explain a concept which you could research yourself quite easily.
