Cold Calling Vs. Working With a Brokers' Pocket Listings

I will be locating sellers of mobile home parks.  I learned about two good ways of doing this, cold calling and getting pocket listings from brokers. But I realized that if I were an owner of a mobile home park and some stranger called me asking if I wanted to sell my park, my first reaction would be to work with a broker.  A broker could find me a buyer and get me a price that would be more to my liking. Does my thinking have any grounding in reality?  How does it really work out there?  Is cold calling effective?  Your thoughts are greatly appreciated!  Thanks!
