There is no secret sauce a mentor can give you, you know the math, you have the wholesaler contacts, you know how to scour MLS, there isn't a missing piece in your knowledge that someone else needs to fill aside from cheerleader.

I've been scouring BP and getting tons of useful information!

I'd love to bend your ear on any incite you may have for the newb aside from hitting all the podcasts and scouring DP's forums.  

I scoured the interwebs but couldn't seem to come upon an answer to a simple question.  

I would scour this forum and see if you can find anyone where you live to network with.

After countless hours of listening to podcasts and scouring the internet, I am ready to start exploring hard money options to conduct my first deal.

You're losing money...fast.I would love it if I could find properties with 80% LTV that cashflow, but I have scoured Zillow/Redfin to find properties that cashflow, and have come up empty handed. 

We do it by scouring Realtor, Zillow, Trulia & Redfin for recently sold homes in the target neighborhood and looking at their prices, square footages and room counts to create a list of 4-5 homes that match the home we intend to create with our purchase and renovations. 

However, to expect your Realtor to scour the MLS for hours to find a needle in a haystack, and write 10-20 offers a day, is unrealistic and not effective.

After scouring the BP forums for months and reading all the helpful tips that people give out, I've finally made an account to interact with the all lovely people here!
