I was disappointed that we did not realize more significant profit but was also happy to not lose money while "learning on the fly".

But when I come to a lender on day one and lay out the complete picture, and they do the whole "oh yeah, we can do this" line, only to fall on their face weeks later, so disappointing.  

I'm also possibly setting you up to compete with me some day and/or work for my competition, so don't be too disappointed if I don't teach you ALL the tricks of the trade that I use to help me beat my competition.Step 3: The deal HAS to close or I get zero value. 

And most likely the cash flow will be a disappointment, unless you luck out with a long term tenant.  

I don't mind cross checking but after doing the work to analyze a deal it is slightly disappointing to see that it is under contract on a different website.

However, anyone that bought using their numbers last year would have been pretty disappointed over the last couple months.

Otherwise I am setting myself up for disappointment when they do not follow rules and I have to pick up after them.If you are an experienced house hacker or have suggestions, please let me know what rules and things you add to your lease to make sure that your house stays clean and running well.I have read Craig Curelop's book on the house hacking strategy and it goes through a lot of things and provided me the confidence to go after this deal, however this was one question I still was left with at the end.
