Not 30 days later or 60 days later when you go find the money or borrow it.Every jurisdiction is a little different as to how things work, but typically you won't be able to borrow your way into tax lien/deed investing unless you are borrowing against other assets you have like life insurance, home equity, 401k, stock margins, or some other hard asset.

You want to make sure the renter arbiter is financially stable with good income and good credit and at least owns the house they live in so they know that if they mess up they have a lot to lose.Usually most renters do not have any assets and are usually not so financially stable.

For those who are able I always suggest for them to house hack so you get the full experience of what to expect in a rental property as you are in the trenches doing that work yourself and it comes with a lower cost of entry for a more expensive asset
