If I see a property for $200,000 that can produce $2,000 income, I start digging in because I know it's going to be a winner (if the numbers are accurate).Some markets, like Cleveland, may need a higher "rule of thumb" like 1.5% or 2% to find the real diamonds.

@Luis Barrios I know for a fact that both I and @Frank Patalano regularly meet with other investors such as yourself, so while I can't speak for him, I know that I'd be happy to get together, and I would strongly suspect Frank would as well based on past behavior :)As far as other groups if you can't wait a few weeks until the next RIREIG meeting, I don't know of any others in Rhode Island but there are a few in Massachusetts such as Black Diamond REI.

@Mathew Allen there are several of us here in RI/Providence.I can recommend several great agents and I’m sure some will respond here too.Besides BP I’d also recommend going to local networking groups in the Providence vicinity such as RIREIG and Black Diamond REI.
