Ist rental property in DMV area

We closed on a house in the DMV area at 403,000 with 20% down back in march, 2020. The house has gone up in value by almost 80k since than and the net positive cashflow is $760 per month IRR is almost 19%. The cash on cash return is 11.25%. If you can put 20% down in the DMV area it is possible to get positive cash flowing properties.

That is wild. We gave up looking for a Primary in the DMV and for the first time in my life I am renting. Weird feeling.
