I feel pretty confident I can get a hard money loan on the purchase/rehab but my usual Mortgage Broker says I can't do conventional financing.  

With that in mind, I do not have money in my bank account, but am confident I can raise the money through private investors and hard money lenders as a last resort.

I have used the county websites to get information, and feel confident I can assess if a property has any HOA liens, Code Violations, or if Property Taxes are owed.

It will give you realtor access to the MLS system as well as networking with other Real Estate Professionals (theres that golden term again)I wish I got my license years ago I Am pretty confident I would haev a much larger portfolio then I have currently......above all set a date to take some kind of action so you get started!

If the seller is not informed properly of the situation it can give rise to a situation where the seller relies on your representations as a real estate professional and/or shares confidential information with you thus creating an implied agency relationship. 

Therefore, if they have 2 steady paychecks coming in starting in a few days I feel more confident I can consistently get the next few rents from them.

That realtor has to perform their duty confidentiality is part of that.
