The drill bit is cheaper than those fancy locks but the replacement handset/deadbolt and time/effort to replace them are not.  

If it was in a better area or better schools then I could see one bath being overlooked, but this is in bad area and bad schools I'd imagine someone would want more space or cheaper rent.

I find myself looking for subcontractors that do very good work, but for cheaper prices, which requires more management from me.I personally feel like there’s a lot of money being left on the table when you pass up an investment opportunity because it falls slightly below the 70% rule.Now if you’re getting construction bids done at $12 - $20 per square feet like J and others do, then I’m sure you can go below the 70% rule (by the way how in the world can I get to those numbers for rehab bids!?!?

I can also get the same job done a lot cheaper, but i have to be there basically everyday because I am having to watch everything that happens to make sure it is done right.

We plan on only using post cards for the first touch because its cheaper and it will help us identify dead addresses. 

The interest would be cheaper but the closing costs might be higher

If you did would you do it cheaper than a bank would do it for someone who's entire career, probably not. 

Secondly, getting a multi-family you live in is usually cheaper. 

Brought it at an okay price(could have been way cheaper now that I look back and know more) .

There's another group that is considerably cheaper and has good knowledge, GOREIA and it's up in Altamonte Springs.
