I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

As someone who works primarily with investors its rewarding being able to help clients to continue to grow their portfolio and receive referrals from them. 

After listing my properties, I tend not to negotiate on rent or deposit figures; typically, I require a deposit equivalent to one month's rent.
