Then that's a great deal no matter how you look at it (get a thorough inspection to uncover any gotchas).

I understand the flaws but you're basing your estimation on actual historical numbers.A statement certainty can be a broker proclaiming he knows why because he's been in the business since the crust of the earth cooled.
