I have never seen a loan close for $700.  That must be a typo, no?

Are you paying points?  it is unclear from your analysis?  You either are paying no points or no loan fees based on your analysis.  You should clarify this as it seems doubtful this lender would give such a deal.

You monthly insurance cost seems low.  

Verify the leasing situation.  Is this a section 8 tenant?  If so, what proportion of the rent is being paid by section 8 and what proportion by the tenant.  It is often difficult to collect the tenant's portion of the rent so no problem for a seller to inflate the rent amount on paper.
