I told all of my clients that my role is to give them my best advice and to then follow their instructions.As I said earlier, a sharp seller's agent will point out to the seller that a buyer with no deposits at risk can literally walk away from the deal right at the closing table with no consequence.

During the past few years we saw a sharp deviation from our normal seasonality, where demand was strong year-round in most sub-markets (especially in the suburbs like Lakewood where everyone moved to, with the exception being the inner-city core that had weaker demand, condos, densely populated areas which were less popular during covid, etc.).
