Looking for multifamily investment properties in Louisiana

I am a fairly new investor with interest on scaling my rental portfolio. I currently have 3 single family homes in Louisiana that are good cash flowing properties. I like single family and will continue to buy as good deals come along, but I am interested in scaling a lot faster. I am looking for a multifamily property ranging from 250,000 to 1.5 million. I would like to stay in Louisiana, but would be open to other opportunities if needed. I am trying to find a property for a long term hold investment. I read through a lot of properties on the MLS and FSBO websites and am still not having a lot of luck. Any advice on other websites, or what my next step should be would be greatly appreciated!
