This is going to sound harsh, but if you can't determine your own values, you really don't need to be investing yet.

So why do you think that she may sell to you for a good price, if anything I'd be more concerned with her getting the better end of this deal.I'm not trying to be harsh, just bring you back to reality with this based on the VERY limited information you provided.So what is it you are trying to do exactly, and what do you need help with?

@Steve Olafson what do you think about single-tenant NNN properties as a way to diversify into a more secure asset class so that the economic cycles are not as harsh?

Speaking of work, I am a chemical engineer working in the Oil and Gas Sector. 

it seems like there is some definite harsh feelings towards Bandit signs from the BP community... are they legal?

Please understand that I'm not trying to be harsh, but if I could loan my money to anyone, why would I chose you?

They are not like meth labs with traces of harmful chemicals, etc.
