I've sometimes found it tricky to put in new drain waste systems as well.Insulation is always a problem.

It's just another added touch that makes the place look a bit more attractive to a potential tenant but doesn't set me back a whole lot.Also, a nice two dollar addition for each of my rentals is a "zip it" drain un-clogger.

I have done this several times before so know what to do and have the equipment to do it myself including tractor with hole auger to dig the six foot hole and front end loader to help set the 25 foot poles (not exactly fun or really safe to balance and tip up, but it works).

Why, because they get lose, can't be found easily, get in ceiling light fixtures, chew on wire, tear up insulation, get in drains and scare the stuff out of the cable guy in a dark crawl space.

I guess it could be the gasket around the drain itself--- I'm going to try pouring water directly into the drain and make sure it doesn't touch the shower floor tomorrow.The drain has a curvy PVC pipe with "arm."

On the water heaters, I've never done maintenance and think the cost of draining the tank to get sediment out outweighs the implied life extension it brings.
