This is something i've been trying to define myself as I don't want to rely on the first come first serve method. 

Does anyone have recommendations for an STR on-call service (not full property management), which will handle basic guest communication during their stay and handle organizing repairs (i.e. calling a plumber, HVAC, etc. ... not actually doing repairs themselves)?

Establish a clear process for handling these requests and keep an emergency fund for unexpected repairs.Tenant Relations: Communication is key.

Since your lease doesn't include a break clause, you'll want to communicate openly and give them ample notice, ideally a few months.

I can attest to these methods first hand.

I am especially interested in learning to master the BRRRR method, but also ready and willing to use traditional methods to build my portfolio.

@Zach Chandler if you are going the self-manage route, which I highly recommend because it’s simple, as @Gerald Pitts mentions, use the Short Term Shop’s ‘Enemy Method’.
