If you dont need the leases it can be nice because as soon as you get near completion on your rehabbing you can get your disclosures out, esigned, start your appraisal asap, and get the process moving quickly versus waiting around for tenants, lease ups, and all units to be rented.Best of Luck ~

They require 48-72 hours notice to schedule anything onsite so we've been waiting 2 weeks now for a Section 8 initial inspection date to be scheduled by them.

Again, buyer truly beware, I'll be around in 3 years when everyone is dumping these properties because they are so underwater and I can buy them without the burden of suncoast waiting to sting me.

Warehouse space for the win....right now....just wait until AI machines are efficient and need half the space.

For example, to get up-to-date property tax data you would need to scrape every county's tax data website (thousands of different websites, data formats, issues, etc...) then aggregate and clean the data.

With 40% of homes still selling above asking price, waiting for a “better deal” often means missing out entirely.Financing is also a common issue.
