I believe you can buy generic and swap out the ends for the different car types.

I agree with @Francis Faucher completely.Definitely not worth it to swap business models if one is working well, would be silly in most cases.A few investors and agents on my team in MA are operating in the syndication space putting investor capital to work with great returns even by today's market.

In their dream scenario they would find someone who is looking for a place in Pasadena, CA where they have a 3/2 house and they could swap places for a year while she goes to school.

While some use floating rate debt, for say, corporate unsecured lines of credit or capital commitment facilities, they also tend to use Swaps versus interest rate caps, and often times will build interest rate collars on their floating rate debt.  

Can I somehow swap only MY portion of the LLC to an S-corp that I solely own, or do all 3 partners now have to be S-corps?

You're swapping time differently, it's all what you prefer to do as I would approach it very differently.
