Applying the finish is an art form and so many factors can effect how it comes out. e.g the floor needs be clean of all risidual dust and must be tact ragged, to prevent "pimples" in the finish, you have to apply it quickly to smooth and level it, as it starts to cure quickly, to prevent puddles and streaking.

If your expense ration comes out to 35%, until you have a long history with multiple properties to show this isn't a lucky streak, i would stick with 50% and just hope you don't use it all.Now, for your question....property taxes and insurance is part of the 50%.  

I know for a fact I can do big things in real estate as long as I keep this streak alive at my day job (I am under contract on my 3rd property since July 2017).

It will be bad for business and for your reputation if someone can just bully you into getting out of a signed agreement.I hope I am helping you and that you take this to heart, I wish you the best and it is a bummer when the first guy comes along to ruin your perfect streak but don't bend.

If I have a lucky streak I rob all the cash and buy another property if things keep going wrong I hold back till I feel like I'm caught up and see if there is enough to take another stab at it.
