What has been the scariest part of real estate investing?
What is the hardest question you have in regards to things that have scared you out of a deal? What has stopped you from taking a risk? What has stopped you from growing your portfolio, jumping into a large deal, or what is the mental anguish you just can't seem to shake? I'm setting out to solve these issues and problems for you. Probably my biggest fear was buying a rental out of state. Most people my age, are dealing with student loans or buying new cars. If they buy a house, it’s usually to live in.
So I threw that all out the window and bought a rental out of state. Now I’ve got 3 and will be getting another one this summer. Several of these I’ve bought sight unseen since I’m now developing good teams.
So in that matter sort of pick which one would be the biggest fear. It hasn’t been perfect. Had some inherited tenants stop paying rent and leave a bunch of trash behind, for example. But it’s going well so far. I’m not even a year in from my first rental and I’m already at 6-800 in cash flow (depending how you run your numbers). I should be doing small apartment complexes by my late 20s.
