While I have some sensibilities already in place from managing a property I won, I’ve been reading a ton about REI, reading many of the posts here and listing to the podcasts, honing my big picture understanding of the industry.Some “rule of thumb” figures keep coming up. “2% rent to value”, “15-20% cap rate” … I’ve been scouring the field nationally (calling brokers, meeting with agents, looking on MLS) and these figures seem close to sci-fi.

I would scour biggerpockets, podcasts, books (It's a Whole New Business, by Gene Trowbridge), youtube, etc and learn about syndication's and how to do them.

You have already gotten some great responses but one thing that hasn’t been asked is since you got your license and I assume want to work in real estate in CA, why would you not start networking there and scouring the MLS for good leads?

I believe they scour through the comments and quickly delete anything potentially negative, unless it's some completely ridiculous statement that he can actually have an argument against and not look bad (IE, Nobody makes money in real estate!).
