I've seen pictures in the listing with discolored spots on ceilings and dirty rooms.

There is about 10 square feet of siding that looks somewhat discolored and a couple holes, vinyl.

How do you determine how to draw the line.The washer and dryer have some weird discoloration and scratches on them.

There is no discoloration or anything under there, and there were no signs of critters or the smell two months ago when I walked the property when switching out the tenant… just not sure who to call, and it’s a 200 mile round trip for me to check out…

Also the tub has some staining/discoloration, does anybody have recommendations for ways to remedy that or would it be best to just tear everything out and start from scratch?

Stains and discolorations indicate roof leaks.

If not landscaped, I’d be confused about what that ring was and I’d expect it to rust or discolor within the first year.

Or is it simply some discoloration?

If you have window wells that let in sunlight, the UV will cause it to discolor.
