Top bottom duplex house hack
Top bottom duplex in a class b town. One unit is 2 BR 1 bath the other is 2br 2bath. Current owner has been renting one unit for 800 the other for 950. Place Is sItuated nIcely In the center of town. She owns house outright, will consider seller financing. Doesn't want to use a realitor. Property is move in ready. There is about 10 square feet of siding that looks somewhat discolored and a couple holes, vinyl. The roof to the garage also looks like it needs some work, shingles with a lot of moss build up. Property taxes are 1400yr and sewage plus fire is 500. Owner wants 250k which is too high given the current income. Rents are below market which is roughly around 1100 and 950 for these units in this area. Owner was looking for 249K 1600sq ft. Is there enough room to work out a deal here? Older in age, concerned about taxes, is not looking to reinvest in RE
