If it has a basement, I'll look for discoloration in the exterior walls, sometimes you can see if there's been water in the basement (where I live sellers are required to disclose water problems).

But there is that black discoloring in the attic. 

Regarding the First floor leak, the ceiling isn't soft or saturated - just discolored.

Look for signs of water damage, like stains or discoloration on walls.Roof problems are also common.

No water is leaking into the unit, the ceiling tiles just get a slight discoloration.
