I've noticed a post on Bigger Pockets by someone named Ashly Cooper who claims to be with Alpha.

Why don't we talk about paid informers that peddle drugs and kill on orders, while "cooperating" with prosecutors and making false testimonies to imprison innocent individuals?

While there is nothing magical about $0 cash flow -$1000 is not going to scale for you unless the market cooperates big time.

I have tried my best to work and cooperate with them but if you need to share or need more details PM me, I am happy to share my experience with anyone of you guys so we may help each others not to fall for these traps as out of state investors. 

In a 1031 exchange I had to hammer both with  threats due to the agreement to cooperate and the constant surprises of new partners and unfilled liens with an approaching lapse of the 180 day limit. 

If they won't release it, refinance the note and bring enough equity that you can exclude that parcel from the refinance.As far as the ROW owner, I'd burn his *** for not being cooperative.

I would word it out differently, tell him if he cooperates you will help him when he's looking for new place, he can use you as referral. also let him know that the contract will give you the right of entry with proper written notification.  

Don't listen to these hacks, just cooperate with your original lender, by allowing them to get loan sold and securitized (90 days or less), and do yourself a favor by letting your new lender or servicer get the loan boarded onto their systems.Once the above takes place (or you've given them their reasonable allowance of time requested), just transfer title to your LLC.

He actually reached out to me during the GRC when savings yields were .5%  Tougher these days to get private lenders with 5% risk-free money markets available, but you might try Randy Cooper.

The HOA has the right to not disclose or cooperate with you if you aren't on title.
