@Jared Baker  the fact that you found a house in the falls without bracing already is the anomaly and that is more likely to affect re-sale that it hasn't been done. 

SF is an anomaly though as their center of industry is unrivaled.

Hey Cecile,I think Memphis Invest is a bit of an anomaly in data like this because we are such a big company and have 16 years worth of data to pull from.  

Single family homes are an anomaly and are cash cows IF you get a permit and have it in a good location and dialed in with the managing of it.

That bubble was an anomaly, just like the tech bubble and the tulip bulb bubble.

We are in anomaly with regard to that rule.

I would just say this, if you use the same method and it doesn't work, you have to re-examine it.It seems to me that someone responding to an offer two and a half years after you start marketing to this person, is an anomaly, not the rule...

Absent any other anomalies I think we will see continued hard-to-get credit and its consequences.

I've been reviewing the books and records and finding some anomalies.

Even if we address the past two years experience as anomaly and say that historically speaking, RE proved to be good hedge against inflation and appreciation is at least as good as the stock market, we are still talking locality and it is hard to predict the long term direction of any given locality.
