I love the town, but I guess that my point is that it has substantial challenges as a full time local.

I've stuck with the tried and true reasons I've heard to keep my search ranking high (quality photos, stellar reviews, updates to my listing) and that helps but in slow season, when I'm not willing to cut my rates as much as some of my competitors, it can be a ghost town.  

A couple of issues you need to be aware of are any ordinances that are in your town or coming up.

You will need to cover perc tests if needed for each lot and then hire a surveyor to draft the ANR plan for submission to the town, just treat wetlands as sacred Indian burial ground - stay away from them and your costs will be very low.  

I had to live in the property due to the FHA occupancy rules, so I had about an hour and 15 minute commute to work every day.I settled on Tilton (small town in central NH) because the property was right and it cash flowed very well, and was quite cheap (at the time... 240k), I could get the loan to get into the building and own 4 units.

Waynesville, a great neighboring town just outside Buncombe that's been pretty great for STR, is starting to talk of a similar ban.

That would mean entire metro areas would become ghost towns and entire new metro areas would have to be built.

Go to your town clerk, and look up all the information on the loans on the owner and the property.  

Our target towns are not in the urban centers but more suburban towns with good schools are moderately priced homes for families.
