I would like maximize occupancy by cross-marketing to both Denver vacationers and those in town for medical needs.I am not discriminating in anyway, but it will be quite an expense to create a "wheel chair friendly" rental and more wear and tear on floors, door ways ect. 

I just used it today, ripping 1" off a 3" chair rail molding so it kinda-sorta matches the 100 year old baseboard cap molding in the rest of the unit.

But I almost fell out of my chair laughing at that one!

I have an older couple (in their mid 70s, they are in the wheel chairs), they have been paying the rent on time for 5 years.

If it’s high wear & turnover throw up a chair rail at ~42” and paint below that only at turnover.
