I felt like a total failure but I went back to the drawing boards I spent a lot of time on YouTube I listen to a lot of experts and recently I started a new business rehabbing beat up DTC companies kind of what I did with real estate. i’m approaching about 20 to 25 companies fixed so to speak hard to say cause sometimes when you get their revs to a certain point they shut you out and go back to running it themselves had some amazing success there’s a brand called blanks by 13 for instance.

I have recently been educating myself by reading books, listening to podcasts, watching YouTube videos, and attending workshops.

‘imagine you were looking to buy something personal like a shirt, or a watch.

He literally wrote the book on 1031’s and has videos on you tube. 

Betting that is going to happen again while new smart participants have entered the market(sophisticated players like black rock) and retail (everyone who watches finance youtube knows about real estate) I think is a foolish bet.

The better parts of Dayton proper have been on an absolute tear price wise with average list prices roughly doubling over the last two years for the areas I own and watch closely in 45404 and 45405.

I got a taste of real estate and have been learning a little more through YouTube videos, webinars, etc.

For whatever reason I think the idea got out there that you get $10k, buy a house, refinance all the money out of it, and end up with a portfolio of 10 houses leveraged at 80% or more and just sit back and watch the bucks roll in and quit your job.

I will watch this and see what i am coming up with.
