@Richard Ball@Mel Wyatt@James Wise@Stephen Lovett@Adrian Mata@Matt Castle@Elizabeth Colegrove@Michael BoyerI just want thank  you all  for taking the time to give your inspiring word to help motivate and congratulate me.I just recently found some major damage that the seller failed to disclose that i can prove they knew about, my current tenants told me they told the owner about the damage and they said shortly after they did the house went up for sell.Im very upset because i paid for an appraisal and a home inspection, and neither saw this damage. right now im going to get estimate for the foundation leak the water pools next to the house and drips into the basement , and the shower leaks in the Kitcheni was told to look into mud jacking for the basementany advice would be appreciated

If the politicians ever decide to solve potential problems instead of throwing mud at each other, the growth outlook will be much stronger.That said, I see the outlook as relatively strong right now.

Otherwise you can simply sell shares of the LLC from one member to another, or to an outside party.One of the potential DOWN falls of the TIC is that the other members can NOT make a person sell or prevent them from selling to an undesired person.With all that said I AM thinking of a possible future TIC partnership.

So a single parent with 3 kids is desirable, but a dual income married couple with two kids and living with elderly parents drawing social security that watch the children while the parents work is undesirable?

It's not so much there are unsafe areas (Trulia has crime-mapping which will give you an idea) but there are areas considered undesirable and Gannon students want to walk to class since it's downtown and is in a more populated area (unlike Behrend, my undergraduate alma-mater where I had fraternity brothers who rented all over the east side of Erie and commuted).

I have seen cracked and broken joists, while everything else appears ok.I would avoid 'typical' mud jack companies if you intend to hold the property over a year.

I prefer to say "yes we allow pets" and then screen out the undesirable applicants from there - the 2 pit bull applicants; the 5 cat applicants; the 3 birds and a ferret applicants.
