Click funnels is not the way to find or get motivated seller leads it’s just a funnel to send traffic to and capture leads to send a follow sequence.

The traffic is an order of magnitude better!   

I can see it in their twitching left eye after a whiff.SO, now that would be the mentor route.No consider my route.Get a website, make it credible, do a search for "Forced Traffic & Conversion strategy".

If you are close enough for a quick drive to the beach side you will still get good traffic, especially if you can differentiate your listing a little. 

BUT the best way you can do DMM is when you have an InvestorCarrot website ready to receive the traffic you send mailers to.See it this way.Your mailers will let your public know you exist.

You see those "I'll buy your house cash" signs posted on the poles at the traffic light?

When I find I'm not, I try to analyze if there's a reason, or maybe it's just cloudy, or maybe the traffic sucks. 

I do that with my listings and my own flips and it always drives traffic. 

Not everyone buys into the lie that getting up at 7am, putting on an off the rack suit, driving in traffic to a crappy office all day just to suck up to clients hoping to make chicken scratch, then heading home and maybe, maybe spending a few hours with the wife... alone in front of the TV is a life worth living.

Having just started investing myself in Chicagoland  and experiencing the traffic first hand Its LA esque for sure.. so commutes are a big deal I have no doubt.
