@Adam HedioJust to add to what was said, in driving for dollars, I scout for properties that look distressed aka unkept, abandoned, or as if the owners just aren't able to keep up with the maintenance.

I have had some solid success from doing such door-to-door marketing and not only have I hired people to do the distribution, but I also like using Cub Scout troops, little league teams, etc.

I traditionally use modest appreciation forecasts in my forecasts even though my market is largely an appreciation market (Neighborhood scout has it 10/10 I believe for every duration they list in their table) because I want my forecasts to be conservative.Buyers should do their own research to determine appreciation forecasts, but no pro forma (which should be conservative) should be reflecting a 16% market appreciation for next year (and likely not for any year).There are deals to be made/found, but the buyers need to cautious.
