I'm continuing to build cash reserves until one of two things happens - either I run across a screaming deal that is too good to pass up, or I have enough cash to pay off both units and still have a substantial cash cushion in reserve.

Either they buy it and take it with them when they go, or I buy it and it stays.Sometimes move-outs get ugly and if you deduct anything from the deposit, they will be right in your face screaming about how they paid $200 towards the washing machine.
